We are pleased to confirm that all Phase I residential plots at Empathia Village have been secured by buyers. The first phase of private residences — set on the granite terraces above Baie Lazare on the south-west coast of Mahé — attracted buyers from Europe, the Middle East and Asia within months of launch. With Phase I closed, we are now releasing Phase II plots for private enquiry.
What Phase I completion means
The successful reservation of every Phase I plot is a meaningful signal. It confirms genuine demand for titled freehold real estate in Seychelles at the premium end of the market — and validates the location, the villa designs and the developer's track record. For buyers who missed Phase I, Phase II represents an early-entry opportunity at comparable pricing before the estate reaches full completion.
Phase I buyers are now progressing through the staged payment and construction schedule. Ground preparation on their plots is under way, with the first villa structures expected to break ground in the second half of 2026. Construction is managed by Kensington Construction & Development, the Class 1 licensed developer with over 30 years of international experience building in complex tropical terrains.
Phase II: what is available
Phase II opens a new selection of plots on the terraced hillside above Baie Lazare, each with unobstructed Indian Ocean views. Three villa designs are offered:
- Villa Jane — from $800,000. Three bedrooms, private pool, 320 m² of living space on plots from 600 m². A considered, architecturally refined residence designed for comfortable year-round living or as a managed rental asset.
- Villa Anna — from $990,000. Four bedrooms, expanded terracing and a larger pool footprint on plots from 800 m². Ideal for families or buyers who want additional space and a slightly elevated position on the hillside.
- Villa Georgette — from $2,100,000. The estate's signature residence: five bedrooms, panoramic infinity pool, 520 m² of living space on plots from 1,200 m². The most private and elevated position on the estate, with views extending across the bay to the horizon.
Construction timeline and progress
Site preparation at Empathia Village is now fully complete. The granite hillside terrain of Mahé has been shaped and terraced to preserve the natural landscape while creating the elevated plots that will define each villa's ocean outlook. Road infrastructure connecting the plots has been laid. From reservation to handover, each villa takes approximately 12 months to build.
Buyers purchasing now in Phase II can expect to take possession of a completed villa in 2027, with the estate reaching full occupancy by 2028. Progress photography and construction updates are shared with all confirmed buyers throughout the build. Our team is available to arrange a private site visit during which you can walk the estate, stand on your potential plot and take in the view that will be yours.
Why early phases matter
In every comparable development in island markets — whether Maldives, Bali, St Barts or Seychelles — the earliest buyers see the strongest capital appreciation by the time the estate is complete. At Empathia Village, Phase II pricing reflects the current stage of development, not the finished estate. Buyers who secure a plot today will benefit from any value created as construction progresses, the estate establishes its reputation and Seychelles property values continue their upward trajectory.
There is also a practical dimension: plot selection. Phase II buyers choose their plot now, while the full hillside is still available. Plots vary in aspect, elevation and size — and the best positions are claimed first. Once Phase II closes, as Phase I did, there will be no further opportunity to purchase at this stage of the project.
